Homeowners Information

Ruby Lake HOA has hired Beacon Community Management to manage the community. They can be reached be email at services@myBeaconManagement.com or by phone at 407-494-1099. Their web portal is https://beaconcommunitymanagement.com.


Ruby Lake is a deed restricted development. All homeowners agreed to the Community Declarations as part of the home purchase. Below are some of the rules that residents and guests must follow:

  1. PARKING – There is no overnight street parking. Towing is enforced between 2:00-6:00am. Any vehicle parked in the street or blocking the sidewalk is subject to towing. Additional parking is available by the clubhouse. Do NOT park across from another car to avoid blocking the road from emergency vehicles / trucks.
  2. SPEED LIMIT – The community speed limit is Fifteen Miles Per Hour (15 MPH). Please watch your speed to avoid speed bumps being placed in the neighborhood. Orange County Sheriff’s Office will be making random patrols to enforce the speed limit.
  3. GARBAGE – Trash and Recycling is collected on Wednesday. Bulk items and lawn waste is collected on Thursday. Please do not put your bins out before 7:00pm on Tuesday night and put your bins away out of sight once emptied.
  4. POOL – The pool is open from dawn to dusk. Glass bottles are not permitted in the pool area. Please clean up after yourselves and put furniture back in place to keep the pool area clean for everyone.
  5. DOG WASTE – Please pickup after your animals. Dog waste bags and bins are located around the neighborhood. Please dispose of your pet’s waste in the bins provided or take it home. If the bins are full, do not leave it on the ground, take it home.
  6. GYM – The gym is open 24 hours. Please wipe down the equipment after use and keep the gym tidy. Please report any issues with the equipment to the management company.
  7. ARC REQUESTS – Any modifications to the exterior of your home must be approved by the Architectural Review Committee (ARC). ARC request forms are available on the Documents page. The ARC committee is working to review most requests within 2 weeks but may take up to 45 days to review your request so please plan your projects accordingly.
  8. LANDSCAPING – The HOA has hired Brightview Landscaping to maintain the community landscaping. Please use their HOA Connect portal to submit Landscaping requests. The portal is located here: BrightView HOA Connect
  9. PROPERTY TAXES – The Orange County Tax Collectors web site is here: Orange County Property Appraiser Home Page (ocpafl.org). Click on Property Search and enter your address to bring up information on your property. Don’t forget to apply for the Homestead Exemption if this is your permanent home to save on taxes.
